Selling our house

Denise and I didn't plan on putting it on the market for a few months, but already we have two families looking into buying it. One of them is coming by this afternoon. Cool. Our plan is to be able to pull at least $30k in equity out of the sale for the next home. If we get more, then that just means our next home will be even nicer.
